Tropical Modern Waterfront Residence in Boca Raton’s The Sanctuary Yachting Enclave

Located in Boca Raton’s internationally acclaimed The Sanctuary yachting enclave, this superb Tropical Modern residence was designed by award-winning architecture and design firm Choeff Levy Fischman. The firm has gained global notoriety for its preeminent Tropical Modern luxury homes – a style fusing mid-century motifs with tropical elements including South American hardwoods, exotic stones, and water features. This three-story, 7,364 square-foot home features 7 bedrooms, 8.5 bathrooms and a rooftop sky villa with views of the Intracoastal Waterway and nature preserve.

“Being the first modern residence allowed in this yachting enclave, my vision was to create an acutely tropical and warm residence that fully embraced the Intracoastal Waterway, inviting street-front, and adjacent natural preserves, through linear and progressive architectural movement and materials,” said Paul Fischman, Principal of Miami-based Choeff Levy Fischman. “This residence is indicative of traditional architecture in the Classical and British West Indies style, which responds accordingly to the existing context and materials within the neighborhood.

Designed in Choeff Levy Fischman’s signature style, and crafted to the highest standards by Steigerbuilt, LLC, this new Sanctuary deepwater estate melds indoor-outdoor living design with exceptional environmental architecture. In a residence framed by clean tiered lines and sharp angles, the unyielding hardness of impact glass and concrete is accented with natural coquina coral and exotic Ipe wood, softened with earth tones from bronze to crème, juxtaposed against a softly verdant landscape and fluid waterway for a visually stunning effect.

The entrance of this ensconced home is landscaped with palm trees, tropical plants and stone steps that lead to a grand pivot Ipe wood door. The T-shaped motor court is flanked by two two-car garages on each side with doors also made of Ipe wood. A bronze aluminum louver tower, which encloses the in-door staircase, provides a modern touch.

Located on the home’s first level, are the living and dining areas with floor-to-ceiling doors and windows with views of the pool and waterway. There’s a 200-bottle temperature-controlled wine vault, and an open Euro-inspired kitchen with Mia Cucina® custom cabinetry, stone counters, cooktop island breakfast bar, and top-tier Wolf®/Sub-Zero® appliances. A separate east-wing catering kitchen and laundry are adjacent to a staff ensuite with a private entrance, a cabana bath, and storage. A west-wing office, adjacent to a scissored staircase of suspended oak treads, a powder room with marble slab walls and an elevator complete this level.

Upstairs, the expansive master suite with a private balcony facing the water is complete with a morning bar with fridge, a spa-inspired bath with dual marble vanities, twin water closets, floor-to-ceiling glass-enclosed wet room with open rain-head shower and free-standing tub. The Mia Cucina boutique walk-in closets have automatic lighting, dual islands and a make-up area. Three waterfront and two front-facing bedrooms with balconies, and a family room with two glass walls and a coquina accent wall are also located on the second level.

Ideal for entertaining alfresco, the outdoor deck is flanked by an infinity-edge saline pool with floating steps, in-pool bench seating and a pavilion with a summer kitchen and grilling station. In addition, there’s a covered lanai and private dock suited for a yacht.

The rooftop sky villa with media room and wet bar is surrounded by glass on three sides that open to a wrapped balcony overlooking a nature preserve to the north and a waterway to the south.
